Article 1 (Scope of Application)
- Contracts for Accommodation and related agreements to be concluded between Suzune (hereinafter referred to as “the Facility”) and the Guest to be accommodated shall be subject to these Terms and Conditions. Any particulars not provided for herein shall be governed by laws and regulations or generally established customs.
- In the case where the Facility has entered into a special contract with the Guest insofar as such special contract does not violate laws, regulations, and customs, notwithstanding the preceding paragraph, the special contract shall take precedence over the provisions of these Terms and Conditions.
Article 2 (Refusal of Accommodation)
The Facility may refuse the conclusion of an Accommodation Contract in any of the following cases:
- When the application for accommodation does not conform with the provisions of these Terms and Conditions.
- When the Facility is fully booked and no room is available.
- When the person seeking accommodation is deemed liable to conduct himself/herself in a manner that will contravene the laws or act against the public order or good morals.
- When the person seeking accommodation is clearly identified as carrying an infectious disease.
- When the person seeking accommodation is determined by the Facility to fall under any of the following:
- An organized crime group, a member of an organized crime group, a related party or agent of an organized crime group, or any other anti-social forces.
- A corporation or other organization whose business activities are controlled by an organized crime group or its members.
- A corporation with an officer who is a member of an organized crime group.
- When the person seeking accommodation behaves in a violent manner, makes coercive demands, or requests a burden that exceeds a reasonable range in regard to the accommodation.
- When the Facility is unable to provide accommodation due to natural disasters, malfunction of facilities, local disputes, or other unavoidable causes.
- When the person seeking accommodation is deemed likely to cause significant annoyance to other guests or local residents due to heavy intoxication, the influence of drugs, or other reasons.
- When the person seeking accommodation attempts to bring in stoves or other heating devices, volatile oils, or other dangerous or harmful items.
- When the person seeking accommodation has previously been subject to cancellation of contract, suspension of use, or ban from the Facility or its affiliated properties.
- When the person seeking accommodation is a minor and the Facility deems that the comprehensive consent of a legal representative (parent/guardian) has not been obtained.
- When it is deemed appropriate to refuse accommodation based on the Hotel Business Act and related laws and regulations.
Article 3 (Application for Accommodation Contracts)
- A person who intends to apply for an Accommodation Contract with the Facility shall, in principle, notify the Facility of the following particulars via the methods prescribed by the Facility (booking site, email, telephone, etc.):
- Name, address, telephone number, email address, nationality, gender, and occupation of the Guest(s).
- Date of accommodation, number of nights, scheduled time of arrival, and number of guests.
- Method of payment (pre-payment).
- Other particulars deemed necessary by the Facility.
- If the Guest requests, during their stay, an extension of the accommodation beyond the date in the preceding paragraph, the Facility shall treat it as an application for a new Accommodation Contract at the time such request is made and accepted, subject to availability.
- If the Guest is a minor, a letter of consent from a legal representative (in the form prescribed by the Facility) must be submitted in advance. The Facility may contact the legal representative to verify consent.
Article 4 (Conclusion of Accommodation Contracts and Pre-payment)
- An Accommodation Contract shall be deemed to have been concluded when the Facility has accepted the application. However, if the Facility requires a deposit or pre-payment by credit card, the contract shall be concluded when such payment is confirmed by the date specified by the Facility.
- The amount of the deposit and the necessity of pre-payment shall be determined by the Facility depending on the plan content and booking channel (Official site, OTA, etc.).
- The deposit shall be applied first to the final accommodation fee, second to any cancellation charges (Article 6), and third to any compensation for damages. Any remaining balance will be refunded.
- If the deposit or pre-payment is not confirmed by the date specified, the Facility may treat the reservation as cancelled.
- When changing a reservation paid via credit card, a new transaction for the updated amount may occur, followed by a refund of the original amount. Please note that temporary double-billing may appear on the credit card statement due to the timing of the refund process.
Article 5 (Special Contracts Requiring No Deposit)
- Notwithstanding the provisions of the preceding Article, the Facility may enter into a special contract that does not require a deposit or pre-payment after the contract has been concluded.
- In the case where the Facility has not requested a deposit or pre-payment at the time of accepting the application, it shall be treated as having accepted a special contract as prescribed in the preceding paragraph.
Article 6 (Cancellation by the Guest)
- The Guest is entitled to cancel the Accommodation Contract by notifying the Facility.
- If a Guest cancels a reservation made through the Facility’s official website, the Guest shall pay a cancellation fee based on the policy below.
- For reservations made through Online Travel Agents (OTA), the cancellation policy presented on the respective OTA platform shall take precedence.
- As the Facility is a private villa limited to one group per day, all sales for the reserved date are halted once a booking is confirmed. Therefore, the following cancellation fees apply to cover the significant loss caused by short-notice cancellations.
(1) Cancellation Fees for Standard Bookings (6 nights or less)

- If the Guest does not appear by 9:00 PM (or 2 hours after the scheduled arrival time) without notice, the Facility may regard the contract as being cancelled by the Guest.
- If the number of nights is shortened, the cancellation fee shall be charged for the shortened period regardless of the reason.
- Notwithstanding the above, the Facility may waive the cancellation fee if the Guest provides proof of inability to arrive due to cancellation/delay of public transportation or natural disasters.
- Any bank transfer or transaction fees incurred for refunds shall be borne by the Guest.
Article 7 (Right to Cancel by the Facility)
- The Facility may cancel the Accommodation Contract in any of the following cases. In such cases, unprovided services will be handled in accordance with the preceding article.
- When the Guest is found to fall under any category of Article 2.
- When the registration details (Article 3 or 8) are false or incomplete and the Guest does not respond to requests for correction.
- When the Guest allows non-registered persons to enter or stay in the room without the Facility’s consent.
- When the Guest violates these Terms and Conditions or the House Rules.
- When the Guest causes damage to the Facility or equipment intentionally or through gross negligence.
- When the Guest smokes inside the building or tampers with fire prevention equipment.
- Even if the Facility cancels the contract based on the above, the Guest shall be charged for services already provided.
Article 8 (Registration)
- The Guest shall register the following particulars via the method prescribed by the Facility (e.g., online pre-registration form) on the day of arrival:
- Information required under Article 3, Paragraph 1, Item 1.
- For foreign nationals: Passport number, place and date of entry into Japan.
- Date and scheduled time of departure.
- Other particulars required by laws or the Facility.
- If required by law, the Guest shall cooperate with the presentation of their Residence Card or Passport.
Article 9 (Check-in and Check-out)
- The time the Guest may enter the Facility (Check-in time) is from 3:00 PM, and the time the Guest must leave the Facility (Check-out time) is by 10:00 AM.
- If a specific plan or booking channel defines different times, those shall take precedence.
- Unless previously authorized by the Facility, use of the room before check-in or after check-out is not permitted.
Article 10 (Payment of Fees)
- Payment of accommodation fees and other charges shall be made via pre-payment using the credit card information registered at the time of booking.
- The specific timing of the transaction (at booking or a certain number of days before arrival) shall follow the terms of the specific plan or booking site.
- Even if the Guest voluntarily shortens their stay after starting their use of the room, the cancellation fees specified in Article 6 will apply.
- Additional charges incurred during the stay (options, damages, etc.) shall be paid using the same credit card unless otherwise specified.
Article 11 (Observance of House Rules & Customer Harassment)
- The Guest shall observe the “House Rules” established by the Facility.
- If a Guest engages in abusive language, threats, defamatory behavior, excessive demands, or threats of spreading unfounded negative rumors via SNS (Customer Harassment), the Facility may stop providing services and request the Guest to leave.
- In malicious cases, the Facility will consult with the police or legal counsel and take strict legal action.
Article 12 (Liability of the Facility)
- The Facility shall compensate the Guest for damage if the Facility has caused such damage to the Guest in the fulfillment or non-fulfillment of the Accommodation Contract. However, except in cases of intentional or gross negligence by the Facility, the amount of compensation shall be capped at the total accommodation fee.
- The Facility shall not be liable for damages caused by reasons beyond its control, such as natural disasters, transport delays, or internet connection failures.
- If the Facility is unable to provide the room for reasons attributable to the Facility, it shall strive to arrange other accommodation of the same standard. In such cases, the accommodation fee for the day of non-provision will not be charged.
Article 13 (Handling of Custody)
- In principle, the Facility does not provide luggage storage or valuables custody services.
- The Facility shall not be liable for the loss or damage of cash, valuables, or other items brought into the Facility by the Guest, except in cases of intentional or gross negligence by the Facility.
- Guests are responsible for managing their own valuables and expensive items.
Article 14 (Handling of Left-behind Articles)
- If articles or luggage are left behind after check-out, the Facility will contact the owner and ask for instructions when the owner is identified.
- If no instructions are given or the owner cannot be identified, the articles (excluding food, drink, or unhygienic items) will be kept for 7 days (including the day found), then reported to the police or disposed of in accordance with the law.
- Costs for storage or shipping of left-behind items shall be borne by the owner.
Article 15 (Parking)
- The Facility does not have a private parking lot for Guests.
- If the Guest uses nearby coin parking, they do so at their own risk and expense. The Facility is not liable for accidents or theft in such parking lots.
Article 16 (Liability of the Guest)
The Guest shall compensate the Facility for damage caused intentionally or through negligence by the Guest.
For damage or staining to fixtures (shoji screens, fusuma sliding doors, etc.), furniture, and equipment, the Guest shall be charged the actual cost of restoration, including materials and labor. For damage to shoji screens, the amount specified in the House Rules shall apply.
Article 17 (Governing Law and Jurisdiction)
- Any legal relationship regarding the Accommodation Contract shall be governed by the laws of Japan.
- Any dispute arising in connection with the Facility shall be subject to the exclusive jurisdiction of the Yokohama District Court or the Yokohama Summary Court in the first instance.
Breakdown of Accommodation Fees
- Room Fee (Private villa rental fee)
- Breakfast or other food/beverage fees included in the plan.
- Additional food, activities, or rentals are settled separately and are not included in the base accommodation fee.
- Child rates and age categories are as indicated on each plan or booking site.
House Rules (Usage Regulations)
Based on Article 11 of the Accommodation Terms and Conditions, the following rules are established to ensure safety and maintain good relations with local residents. Failure to comply may result in immediate eviction without refund (Article 7).
General Safety: Please follow any other instructions from the Facility deemed necessary for safety and community relations.
No Smoking: The entire property (inside the building, veranda, entrance, near windows, etc.) is strictly non-smoking. This includes e-cigarettes and heat-not-burn tobacco.
Fire Prevention: The use of fire, including incense, candles, fireworks, fire pits, or portable stoves, is strictly prohibited due to fire hazards (except for equipment provided/authorized by the Facility).
Quiet Hours: The Facility is a wooden building located in a residential area. Please refrain from loud noises, shouting, outdoor conversations, music, or parties, especially after 8:00 PM. If complaints are received, we may ask you to stop immediately.
Prohibited Items: The following are not allowed:
Pets or animals (dogs, cats, birds, reptiles, etc.) unless separately authorized in writing.
Items with a strong unpleasant odor.
Extremely heavy or bulky items that may strain the floors or structure.
Explosives, volatile oils, poisons, or other dangerous goods.
Illegal drugs (marijuana, stimulants, etc.).
Firearms, swords, or weapons without legal permits.
Illegal Acts: Gambling, acts against public morals, or any illegal behavior within the Facility is strictly prohibited.
Unregistered Guests: Do not allow third parties into the facility or let them stay overnight without permission.
Facility Care: Do not move, modify, or take out furniture, fixtures, or decorations. You may be charged for restoration costs if damage or staining occurs.
No Modifications: Driving nails/screws or using adhesives on walls, pillars, or ceilings is prohibited.
Shoji Screens (Paper Sliding Screens): The washi paper used in the shoji screens tears easily. If damaged, a restoration fee of 5,000 yen (tax included) per panel will be charged. Where damage extends to multiple panels, the fee will be charged per panel. If the Facility determines that the entire fixture requires re-papering, the actual cost will be charged.
Smoking Violation: If smoking inside the building is discovered, a special cleaning fee of 10,000 yen (tax included) will be charged in addition to the measures set out in Article 7.
Safety in Bathrooms: Refrain from using the bath/shower while heavily intoxicated as it is dangerous.
Minors: In principle, minors staying alone are not permitted without the comprehensive consent of a legal representative.
Compensation for Damage: In case of significant staining or damage to linens, furniture, appliances, or fixtures (including shoji screens and fusuma sliding doors), whether intentional or negligent, you will be charged for cleaning, repair, and loss of business revenue.
Police Intervention: If noise or nuisances continue despite warnings, or if there are complaints from neighbors, the Facility may contact the police and request immediate eviction.
